Below is additional information for tenants for various parts of the lettings process. More information can be found and in the How to Rent downloadable document provided by the government. 

 

HOLDING DEPOSIT

The holding deposit amount varies and once paid, the holding deposit will be deducted from the final amount due before moving in. The purpose of paying a holding deposit is so that the property will not be let to another tenant, therefore if you choose to withdraw or delay with providing the required documents (see below), then the full holding deposit will not be refunded. However, if the landlord withdraws for whatever reason, or if your references are not sufficient, then the full holding deposit will be returned to you.

 

DOCUMENTS

Once the holding deposit has been paid, the following documents

need to be provided:

  • Copy of ID

  • Valid visa as proof that you are eligible to be living and working in the UK 

  • Employer reference stating your position, salary and length of employment

  • Three months of the most recent bank statements or payslips

  • Most recent landlord reference

 

COSTS/FEES

Before moving in, the outstanding balance must also be paid, typically this is one month's rent and one month's deposit. The holding deposit amount will be deducted from this total. This balance must be paid before you move into the property by bank transfer (funds must clear before you move in), alternatively, you can pay by cash on the day and a receipt will be given.

 

DEPOSIT

Your deposit will be registered with the Deposit Protection Service which is a government-approved scheme for an Assured Shorthold Tenancy.

ADDITIONAL SERVICES & FEES

  • Tenancy Agreement variation, novation, amendment or change of occupant at the tenant’s request within an existing tenancy:   £50

  • Default fee of interest on late rent payments (if the rent is more than 14 days overdue): 3% above Bank of England base rate

  • Default fee for lost keys or other security devices: The cost of the replacement
